June closed out a busy first half of 2026 for Branson and Taney County. Active inventory climbed back to 5,341 listings after bottoming out in February, sold listings held steady at 1,322, and homes are selling for 95.5% of original list price. Here is how June 2026 stacks up against June 2025.

Median sale price is the one exception, down a slight 0.44% from June 2025, though it remains up 3.59% for the year to date, so June's dip looks more like month-to-month noise from the mix of homes that closed than a shift in direction.

Activity by Price Range

Breaking sold and active listings down by price band shows where the market gained and lost ground between June 2025 and June 2026. The upper end of the market saw the sharpest growth: homes priced $1,000,000 to $1,499,999 more than doubled in sold count (13 vs. 6, up 116.7%), and the $700,000-$799,999 band rose 33.3%. Meanwhile, the $160,000-$179,999 band saw sold listings fall 32.0% year over year, and the $800,000-$899,999 band was down 27.3%, both likely reflecting a thinner pool of listings in those specific bands rather than a broad pullback, since neighboring price bands moved higher.

Active inventory grew most in the $600,000-$699,999 (+32.2%) and $900,000-$999,999 (+67.3%) bands, showing sellers at higher price points are listing with more confidence this year. The largest concentration of both active and sold inventory remains in the $200,000-$399,999 range, which continues to be the core of the Branson and Taney County market.

Year-to-Date Summary

Every major activity metric is up year to date. New listings rose 7.5%, sold listings rose 9.2%, and pending listings rose 9.9% compared to the first half of 2025, pointing to a market with more transactions moving through it in both directions.

For sellers: Homes are moving faster than they were over the winter, and the 95.5% sale-to-list ratio means well-priced homes are landing close to asking. The market's strength is concentrated in the $200,000-$399,999 range, and listings above $600,000 are seeing real momentum in both new listings and closings, so pricing strategy should account for how active a given band is right now.

For buyers: Inventory has rebuilt substantially since the February low, active listings are up 8.4% year over year, giving more selection than a year ago. With absorption holding near 4.8 months and CDOM down to 79 days, competitive offers are still landing on desirable homes, particularly in the sub-$400,000 range where the bulk of sold activity is concentrated.
